The Assessment Agency (Vurderingsstyrelsen) has issued a warning to around 75,000 Danish homeowners who may have to pay additional tax in 2024 due to miscalculations in the property tax rebate. This is primarily due to a mismatch between increases in property valuations and decreases in land tax. The agency has decided to send letters to the affected homeowners if their expected additional tax exceeds 5,000 Danish kroner. This initiative is part of a larger effort to inform and guide homeowners about the upcoming financial situation so they can plan their finances accordingly.
The issue arises because the tax system’s IT systems are not yet able to handle the complex calculations required when property valuations and land tax move in opposite directions. This has resulted in some homeowners receiving a larger tax rebate in the coming years. Starting from the prepayment assessment for 2026, it is expected that the tax rebate will be calculated correctly. Until then, the agency is working to minimize confusion and financial uncertainty for homeowners.
“We understand that it can be confusing, and we are doing our best to inform and guide the affected citizens,” said Hanne Michaelsen, deputy director at the Assessment Agency. It is important to note that the incorrect tax rebate does not necessarily result in additional tax for everyone, as there are several factors that come into play in the final calculation of the annual statement. The agency recommends that all affected homeowners review their financial situation and prepare for possible changes in their tax payments.
